In reality, however, as the analysis shows, more than 95 percent of the valuation certificates are based on the comparative sales method and the cost method. At the same time, the revenue method, based on future (updated) cash flows of each particular real estate object, is the most appropriate and most efficient methodological approach that can be used even at the design stage of the real estate object. Moreover, by using this method, each investment project can reflect the dynamics of the change in future market prices of the respective object for each particular year, which will allow the investor to become more successful in taking management decisions in the field of investment activity.Item Piaţa funciară autohtonă: primele 20 de ani de funcţionare(INCE, 2019) Bajura, Tudor; Zubco, EfimBeing at the stage of the first 20 years of operation, the land market in the Republic of Moldova has undergone radical changes regarding the structure of the transactions, the scientific argumentation of the calculation of the market price, the operability of carrying out transactions, etc. With the quite successful formation (in 2 decades) of a civilized fragment of the general market management mechanism, which serves as an economic basis for the development of the national economy as a whole, there have also been necessities of essential changes regarding the domestic legislative framework, regarding the regulation of land relations. It takes into account the urgent need to introduce in the national legislative acts some legal norms, which will provide limitation of the absolute size of the agricultural areas, which are in the private property of a single person, independently if a natural or legal person is considered.Item Preţul de piaţă al terenurilor agricole sub presiunea crizei economico-financiare(INCE, 2017) Bajura, Tudor; Gandacova, SvetlanaPiaţa funciară a Republicii Moldova, fiind un fragment de importanţă majoră al mecanismului general de gospodărire de piaţă, este puternic dependentă de starea generală a economiei naţionale. Criza economică şi financiară a anilor 2008-2009, furtul masiv al banilor direct de la sistemul bancar (anii 2012-2014) au provocat atât micşorarea veniturilor nete ale agricultorilor autohtoni, cât şi creştere dramatică a procentelor privind creditarea businessului, drept consecinţă fiind descreşterea nu mai puţin radicală a preţului de piaţă al terenurilor agricole în Republica Moldova. Actualitatea temei abordate este stipulată prin faptul că, fiind două fragmente relativ şi absolut noi ale mecanismului general de gospodărire de piaţă, atât piaţa funciară, cât şi cea a forţei de muncă în perioada anilor de criză (de la 2009 încoace) au manifestat lipsă deplină a stabilităţii. Pe piaţa funciară sunt identificate atât micşorări radicale ale numărului tranzacţiilor de vânzarecumpărare (evident, ale suprafeţelor tranzacţionate), cât şi ale preţului de piaţă a terenurilor agricole. Pe piaţa forţei de muncă au fost evidenţiate micşorări la fel de radicale ale numărului lucrătorilor cu potenţial de angajare, în primul rând – femeilor. Scopul lucrării îl constituie identificarea, în baza analizei detaliate a tendinţelor de dezvoltare a pieţei funciare, a criteriilor dimensiunilor şi preţurilor de piaţă ale terenurilor agricole în condiţiile crizei economico-financiare actuale. Metodele aplicate sunt formarea rândurilor dinamice, metodele de comparaţie, de analiză şi sinteză, de evaluare a preţului de piaţă în baza fluxurilor băneşti etc.Item Piaţa produselor alimentare: starea actuală şi tendinţele dezvoltării(INCE, 2014) Bajura, TudorSistemul capitalist de activitate economică este eficient, dar instabil. Lipsa stabilităţii derutează producătorii de mărfuri, aduce pagube enorme unora dintre ei. Have been based on the analysis of current trends are assessed land market investment risks and proposed methods of combating them.Item Cereal market: current state and development trends(INCE, 2016) Bajura, TudorThe global financial and economic crisis of 2008-2009 has created a state of uncertainty and instability in virtually all fragments of the general management system, based on market relationship. Unfortunately, this state is not overcame even today, creating different and very difficult problems deficits on managerial decision making, especially for the small farmers in rural area. The main goal of the article is to identify, based on carried out investigations, the most favorable directions of farming, given that the aforementioned global crisis has caused significant changes in the correlation between costs and market prices for many agricultural products, primarily – cereals. The methodological basis of investigations is the analysis of dynamic rows in agricultural production, as well as methods of comparison, different methodological approaches, concerning business assessment, identification and / or risk assessment etc. As a main result of the carried out investigations can be seen through the effective management of agricultural diagnosis at the level of regional market of grain products, including – planning rational structure of fruit crops for 2017 and subsequent years in the near future.Item Updated indicators regarding the land market in Republic of Moldova(INCE, 2015) Bajura, TudorAgricultural land is natural base of agriculture production process. With the restoration of market relations in the national economy have been revitalized the main functions of the land market, including the function of distribution and redistribution of agricultural land plots throw the transactions of sale (and other kinds of transactions) which should be permanently owned by the most qualified farmers. For achieving this major objective land market are required to be materialized ongoing assessment of trends and pace of development of the local land market. According to the survey, this market since year 2000 show relatively stable growth rates on market prices or annual surfaces as a subject of sale transactions, or general circuit volumes of agricultural land market. Main methods of investigation are forming dynamic lines, qualitative and quantitative analysis, comparison, mathematical modeling etc. As the results can be noted tangible successes of dynamic development of the land market in Moldova, as well as a whole series of drawbacks, whose elimination in time will essentially improve the final results of this fragment of general management mechanism market.
